REZ is the operating arm of a group that builds and runs real estate on Roatán. The systems we use on our own buildings are the same ones we run for clients. This page explains the model.
Everything on software
Leases, work orders, inspections, and money live on professional property platforms. Nothing important is in someone's head or a notebook.
Documented work
Visits follow written checklists and end with photos. If it isn't documented, it didn't happen.
Separate, open books
Each association and each owner has its own ledger. Statements go out monthly with fees itemized.
Fees that point the right way
Management fees are a percentage of what's collected. No flat monthly charges. An empty unit earns us nothing, which is how it should be.
Communication standards
Inquiries get a reply within one business day. Owners reach their manager directly on WhatsApp.
Maintenance in-house
Repairs are handled by our own crew, led by an experienced civil engineer. Work gets checked by someone qualified to check it, and jobs don't wait on outside contractors.
Built to outlast any one person
The standards live in the system. If a team member leaves, the service stays the same.
Part of a build-and-operate group
REZ sits inside the St. John's Bay group, which develops, builds, and operates real estate on Roatán. Managing property is what the group does for its own portfolio, and REZ runs the same playbook for outside owners. As the group builds, the operating side grows with it. Management is where that starts.
